Hi, I'm Maria Janos with Harry Norman, REALTORS® in North Metro Atlanta, and as a real estate professional, I spend a lot of time analyzing home values in our local market. Today, I want to share the key factors that determine your home's worth and why it's aways a smart idea to stay informed about your home's current market value.

What Factors Determine Your Home's Value?
While every home is unique, there are a few core factors that have the biggest impact on determining value:
1. Location - This is the golden rule of real estate: location, location, location! A home in a desirable neighborhood with great schools, nearby shopping, and easy access to major roads or public transportation will always rank higher in value.
2. Size - Square footage matters. Larger homes typically command higher prices, but it's not just about size - it's also about how the space in utilized. A functional layout can make even a smaller home feel more valuable.
3. Rooms - The number of bedrooms and bathrooms is a big driver of value, especially for families or those who need dedicated space like a home office or guest room.
4. Upgrades - Modern upgrades, like a remodeled kitchen, updated bathrooms, or hardwood floors, can significantly boost your home's value. But not all upgraded offer the same return on investment - knowing which ones matter most is KEY.
5. Age and Condition - Buyers love move-in ready homes. Well-maintained properties with newer systems like roof, HVAC, etc.) and updated features are more attractive than homes that require immediate repairs or renovations.
A Recent Example
Let me share a quick story to help highlight how these factors can impact value.
Two homes in the same North Metro Atlanta neighborhood were listed within a month of each other. Both were roughly the same size, had similar layouts, and even comparable curb appeal—but one sold for $50,000 more.
Why the difference?
The higher-priced home had been updated with a modern kitchen featuring quartz countertops, new cabinets, and stainless-steel appliances. It also had fresh paint throughout and updated light fixtures.
The lower-priced home had an older kitchen with outdated finishes and carpeting in several rooms. Buyers saw it as a “fixer-upper” and made lower offers as a result.
What’s even more interesting is how much buyers in our North Metro Atlanta market valued kitchen upgrades.
In this case, the seller’s 25,000 in 50,000 boost in the sale price—a fantastic return on investment!
Another example involved two homes with similar square footage, but one had a finished basement while the other didn’t. The finished basement added significant value in our area, as buyers loved having extra usable space for a home office, gym, or entertainment room.
These stories show that understanding local buyer preferences is essential when pricing and preparing your home for sale.
